Ever since the dawn of modern architecture, builders have struggled to find better ways to communicate their ideas before actual construction began. Sketches and drawings evolved into highly precise technical blueprints, usually decipherable only by engineers and tradesmen. Scale models then came into common use to help clients better visualize the finished project in three dimensions. Even today, home builders often must rely on traditional two-dimensional drawings or blueprints to show their prospective buyers, but most buyers are unable to visualize what their finished homes will really look like through illustrations alone. Ormondi Presentations has the ideal solution. Since pioneering computerized model home simulation in 1989, Ormondi Presentations has helped hundreds of builders take their sales and profits to a new dimension. The Ormondi Virtual Model System is the ultimate competitive advantage, with a proven track record of increasing upgrades and helping sales agents close sales, often even before homes are built. Using proprietary, leading-edge computing technology, Ormondi Presentations turns blueprints and site plans into powerful, interactive sales tools. Installed in site trailers or sales offices, the Ormondi Virtual Model System allows potential buyers to walk through and interact with floor plans in three dimensions, exploring options and upgrades to fit their unique needs and lifestyles. These visual interactive sales tools take much of the buyer's anxiety and guesswork out of buying homes in new developments. Featured in leading publications and television programs, the Ormondi Virtual Model System is an exciting, award-winning software innovation that makes design, review, and pre-sales easier for builders. Here at Knightsbridge Country Estates, we have five floor plans. We built model homes of two of those floor plans, and we've used the Ormondi Virtual Model System to display the other three floor plans we have here to our customers. By electing to do so, we've saved approximately $1.3 million in model overheads without any sacrifice whatsoever in sales absorption. After just being open for eight weeks, we've already sold eight homes here at Knightsbridge. Half of those sales have come from floor plans, which we did not build model homes from. I'm pleased to attribute that success to the Ormondi Virtual Model System. When I first came into the sales office, which was a trailer at the time, I felt like the computer was very user-friendly so I could come up to it and actually touch it and see my house as it would be when it was built, because there was nothing there. We basically signed on the dotted line and put our deposits in before the homes were even framed. At Pressley Homes in Huntington Beach, we sold four different types of homes exclusively off of the Virtual Model System by Ormondi. It was very successful. It contributed to us selling 116 homes within a year and a half, and it also resulted in myself obtaining the award for main salesperson of the year. The Ormondi Virtual Model System may include a variety of interactive components tailored to the builder's requirements. The system menu introduces the potential home buyer to all of the floor plans and elevations offered at the development. Virtual walk-throughs give buyers an overall feel for the floor plan, construction style, and space. These animations can be paused or rewound at any time, offering a complete tour inside and out through every room with exceptional realism. Exterior show architectural details and elevation options, and can be rotated to permit viewing from any angle. Navigation buttons allow quick and intuitive access to the models. Just click to move from room to room and to see every angle, or be whisked directly to a new location. Viewers can also be furnished and merchandise to the requirements of the builder and the demographics of their target customers. The Ormondi Virtual Model System immerses viewers in a lifelike experience, displaying any part of the house, inside or out, down to such details as carpeting, tile, shadows, even reflections and mirrors. The Virtual Model System runs on standard Windows-based computers and can be installed on existing sales office systems. And it can be configured to operate in an inviting kiosk environment with a mouse or touch-sensitive screen. Buyers can also receive a customized color printout of their personalized floor plan to take with them. Our salespeople like to demonstrate the models but aren't always able to. The beauty of the Ormondi Virtual Model System is that the salesperson is fully involved in walking that homebuyer through each room of the house, sharing the benefits and the features of that house in a way that is far more intimate and far more effective, in my opinion, than a traditional model complex. Since there are no physical models to send prospective buyers to, the salesperson has much more time to interact with the prospective buyer. That bonding of the relationship really helps cement the buyer once they sign the contract. And as a result of that, our cancellation rate at Huntington Beach was below 10 percent and at the rest of our communities it was somewhere between 20 and 25 percent. One of the most powerful features of the Virtual Model System is its ability to allow potential buyers to interactively customize homes to their specifications and lifestyles. Buyers and sales agents can work together to explore any combination of floor plan, structural variation and upgrade instantly. The Ormondi Virtual Model System has proven to be very effective at selling and upselling more options. In your traditional model home, you're not able to see what type of changes and customization you can do to your particular home. Today's buyer really wants to be able to see what changes they can make to their home to accommodate their lifestyle. The Ormondi system really shines in the fact that you can visually see in front of you what room conversions, what changes you're going to make to the home, which in turn solidifies the sale. It was just fun to be able to come up and see the computer and to be able to come and bring my family and friends up to see the different options and to show them what we were buying and what we were doing with our house. I thought that was really fun. We were able to do a comparison between traditional stick-built models that we had at one location and the identical floor plans that we use the Ormondi system for in Huntington Beach. One of those floor plans in particular contained a loft that was optional. At our stick-built traditional site, we didn't model the loft. As a result of that, that's what people saw in the models, that's what they wanted to buy. Ninety percent of them bought without the loft. In Huntington Beach, using the Ormondi Virtual System, they were able to see the loft as they toured the model through the computer, and as a result of that, 90 percent of the people in Huntington Beach bought the loft. It was a $4,500 option that in and of itself paid for the Ormondi system. About 75 to 90 percent of our homeowners are choosing to customize their house, and because they've become emotionally attached to their house so early on, it has brought our cancellation rate down considerably. In fact, it used to be acceptable to have a 25 percent cancellation rate, whereas right now I see about 2 percent, which is incredible. Our retention level is great. Our attrition level is probably the lowest in the industry. I've had other salespeople in other tracks ask us, what is it that's keeping them in escrow? And I truly believe that once they've made the commitment to tailoring a home and getting attached to it from the very beginning, then they are going to stay in escrow with us. The Ormondi virtual model system may also contain entire site animation videos, community overview videos, and site plans. Site animations can be especially useful for gaining zoning approvals and showing the look and feel of new neighborhoods prior to preparing the site. Ormondi Presentations founder Steve Ormondi has assembled a highly qualified team, each of whom is a licensed architect or formally trained as an architect. This dedicated staff of professionals ensures that every digital floor plan and model home simulation is extremely accurate in every detail. Using proprietary software, specifications from construction blueprints are skillfully converted into virtual model homes. When completed, a turnkey system is installed and salespeople are thoroughly trained on the user-friendly program. The content from these sales tools is easily and affordably transferred to videotape, interactive CD-ROM, or an internet site. The Ormondi virtual model system can also run on other sales and marketing systems. Fees are based on the number and complexity of the plans, as well as the options to be added. And the fees are just a fraction of what it would cost to build, furnish, and decorate model homes. In fact, it's not uncommon for the system to pay for itself in four weeks. Best of all, Ormondi's marketing development partnerships with many of the nation's top manufacturers can make the virtual model system even more affordable, reducing the cost up to 75%. We really enjoyed working with Ormondi. Anytime you have an opportunity to work with people that are very competent, knowledgeable at the leading edge of the technology that they're working with, and also have a lot of enthusiasm for what they do, and are great people besides, it's always a wonderful experience.
